Beal Homes’s “Helping you make your move” package brings together a combination of assistance to overcome current challenges in the housing market, demonstrating the company’s commitment to supporting people to make the house move they need or want to make.
While the Covid-19 emergency has brought a new level of uncertainty to the market and made it difficult for some people to move home, others still need to, for reasons such as changed domestic circumstances, growing families or work relocation.
Beal is now offering a full package of help and reassurance to support buyers who don’t want to be left in limbo, including part-exchange, initiatives for first-time buyers, schemes to sell existing properties and move into a new Beal home, and six months’ mortgage paid on selected homes.
Chief executive Richard Beal (right) said: “We appreciate this is a rapidly changing situation which has affected people’s lives in so many ways and made it more difficult than previously to move home.
“But this is where we can come in and do what we do best, with our comprehensive, tailored package of support, available every step of the way. We’re here to help, now more than ever.”
The support includes:
Part-exchange – Beal’s part-exchange scheme has five easy steps, including purchasing the buyer’s existing property and support to move into their new Beal home.
Smooth Move – Beal’s tailored and personal service will take care of much of the process of buying and selling, so customers can be assured of a stress-free move to their new home. The service works equally well for buyers moving up the housing ladder, downsizing or purchasing a comparable property.
Flexible exchange – Beal has pledged to be accommodating and understanding on contract exchanges dates in the current circumstances, providing peace of mind to both buyers and sellers.
Launch Pad – An exclusive initiative, on selected plots, to help first-time buyers take their first step on the property ladder, offering them £5,000 towards their deposit, or to spend on extras and upgrades on their new home, as well as up to £1,000 towards legal fees.
Six months’ mortgage paid on selected, ready-to-move-into view homes.
Beal will also guide customers on how they can benefit from the Help to Buy scheme, under which the Government offers an equity loan of up to 20% to purchase a newly built home, including changes that will take effect next year.
In addition, Beal can put buyers in touch with an independent mortgage adviser, who will provide expert advice on house purchase funding, including how to take advantage of Help to Buy.
Furthermore, Beal’s sister company, lettings business Yorkshire and Lincolnshire Developments, may also be able to support those requiring a short-term let if there is a gap between their house sale and new purchase or while they wait for their new Beal home to be completed.
The assistance is the most comprehensive package of support to buyers ever offered by Beal and reflects the unprecedented current situation.
Cesar and Hedani Lopez recently moved into their four bedroom home at Beal’s The Paddocks development in Hessle, with their nine-year-old son, Sebastian (the family is pictured left).
They used Beal’s Smooth Move service to sell their previous Beal home at Kingswood Parks in Hull, while also benefiting from Help to Buy.
Mr Lopez said: “If we were moving now, I would have full confidence in Beal. The Beal sales team is well equipped to deal with the current situation. We live in difficult, unprecedented times at the moment, but Beal has great experience of helping people and I’d encourage people to talk to them if they have any concerns.”
Sue Waudby, sales and marketing director at the family-owned housebuilder, said: “Although our head office and marketing suites are currently closed and construction has been halted on our developments until further notice, to safeguard the health and safety of staff and customers, we remain very much open for business.
“We may be looking after our customers differently, but we are doing absolutely everything we can to help people make the moves they need or want to make.”
In addition to the support package, Beal has also introduced a new 5% discount for all NHS workers, recognising the vital, life-saving role they are playing in the fight against the coronavirus.
Mrs Waudby added: “We appreciate NHS workers have far more important things to focus upon at this time of national emergency, but we wanted to do something to reward those health service staff who were already planning to move, or had begun the process.
“The discount is not time-limited, so NHS staff will be able to benefit from it when this very difficult period has come to an end.”
